How the market reading works
We divide the homes for sale in an area today by the average number sold each month over the last 12 months. That gives the months it would take to sell everything at the current pace (“months of supply”). Under 4 months reads as a seller’s market, 4 to 6 months as balanced, and over 6 months as a buyer’s market.
A reading needs at least 4 recorded sales in the last 12 months. Where an area has fewer, the card shows its island’s reading and names the island. Readings are based on Colonial Realty listings, not the whole market, and are a guide only. Average asking prices use homes currently for sale with a published price.
