Preguntas frecuentes

Quick answers about searching, buying, renting and selling with Colonial Realty. Buying from abroad? Read our Guía para Inversionistas Internacionales. Something else? Ask our team.

Using this website

How do I search for a property?

Use the search on the homepage or open Our properties. You can search by island, community, listing ID or MLS number, then narrow the results by type, price, bedrooms, size and features. Switch between Grid, List and Map to browse the way you prefer.

What is a listing ID?

Every Colonial Realty listing has its own listing number, shown on the property page. Quote it when you call or message us and we will know exactly which property you mean. You can also type it into the search.

Can I compare properties?

Yes. Tap Compare on up to three property cards, then open the compare bar at the bottom of the page to see them side by side.

Why is the map location approximate?

To protect owners’ privacy, many properties show an approximate area rather than an exact address. Your agent can give you the exact location when you arrange a viewing.

Buying

How do I arrange a viewing?

Open the property and use Ask about this property, or call or WhatsApp the agent shown on the page. Tell us when suits you and we will confirm a time.

Can non-Bahamians buy property in The Bahamas?

Yes. Purchases by non-Bahamians are governed by the International Persons Landholding Act, and some purchases need approval or registration with the Government. Your attorney will confirm what applies to the property you choose, and your agent can guide you through the steps.

Do I need an attorney?

Yes. In The Bahamas the legal side of a purchase, including the title search and conveyancing, is handled by a Bahamian attorney. We are happy to suggest attorneys if you do not have one.

What costs should I expect besides the price?

Expect legal fees and Government taxes on the transfer, and lender and appraisal fees if you take a mortgage. The amounts depend on the price and the transaction, so ask your attorney for an estimate before you make an offer.

How do I estimate my mortgage payment?

Use the mortgage calculator on a property page or the mortgage calculator page. Figures are estimates for planning, not a loan offer; your lender confirms the final rate, down payment, fees and term.

Alquilar

How do I find a rental?

Choose Rent in the menu or the For rent tab in the search. Each rental shows its price and period. Ask about this property to check availability and arrange a viewing.

Selling

How do I sell my property with Colonial Realty?

Start with a no-obligation evaluation on the Sell page. An agent will discuss value, presentation and marketing with you before you decide to list.

Do I need an appraisal?

A lender usually requires one for a mortgage, and an appraisal can also help with pricing a sale or insuring a property. Request one on the Appraisals page and we will confirm what your lender requires.
